Water intrusion is one of the concerns many RV buyers have when considering a new or used RV.
And for good reason.
An RV is exposed to rain, temperature changes, vibration, movement, and sunlight throughout its life. Roof penetrations, windows, doors, slideouts, exterior fixtures, seams, and countless other openings rely on sealants and construction methods designed to keep that water outside.
During an RV inspection, one of the tools we can use to help evaluate those areas is a moisture meter.
But moisture meters are sometimes given more credit than they deserve.
They can be extremely useful inspection tools. They are not magic; they do not allow us to see inside a wall, and a number appearing on the screen does not automatically mean an RV has a leak.
Understanding that difference is important.
What Does a Moisture Meter Actually Do?
There are several types of moisture meters, but for non-invasive RV inspections, a pinless moisture meter can be particularly useful.
Instead of penetrating the wall surface, a pinless meter uses an electromagnetic field to evaluate the material beneath its sensor.
That allows us to scan walls, ceilings, floors, and other accessible surfaces without making holes in them.
The readings produced by many pinless meters are relative readings rather than an exact percentage of moisture contained within the RV wall. The response of the meter can vary depending upon the material beneath it, which makes comparison particularly important.
In other words, we’re often less interested in one isolated number than we are in how that number compares with readings from the surrounding area.
We’re Looking for Patterns
Imagine scanning an interior wall around a window.
Most of the surrounding wall produces fairly consistent readings. As the meter approaches one lower corner of the window, however, the readings begin increasing.
That gets our attention.
It does not immediately prove that the window is leaking.
Instead, it gives us another piece of information and a reason to look more closely.
We may examine the exterior sealant around the window. We may look for staining, discoloration, swelling, delamination, softness, or other physical evidence. We may compare readings above, below, and beside the area to determine whether there appears to be a pattern.
That pattern can often be more informative than a single reading.
A High Reading Is Not Automatically Water
This is where experience and interpretation become important.
RV construction incorporates many different materials: wood, fiberglass, insulation, adhesives, aluminum framing, wiring, fasteners, plumbing, and other components.
Those materials can affect the response of a moisture meter.
Metal is a particularly important example. A pinless meter can produce a high or false-positive reading when metal is beneath the surface being scanned. Moisture-meter manufacturers specifically caution users about this limitation.
That matters quite a bit in an RV.
An inspector scanning across an aluminum wall stud, metal reinforcement, wiring, fastener, or another concealed component may see the meter respond even though moisture is not responsible.
The shape of the readings can sometimes offer another clue. A sudden spike in one narrow area that disappears just as quickly may behave very differently from a broader pattern of elevated readings spreading outward from a roof penetration or window.
Again, the meter provides information.
The inspector still has to interpret it.
Material Matters
Another reason readings need context is that different construction materials can produce different baseline readings.
A reading taken over one type of wall construction should not necessarily be compared directly with a reading taken over a completely different material.
Even professional pinless meters are generally intended to be used comparatively when scanning building materials. The important question is often not simply, “What number did we get?”
It is:
“How does this area compare with similar surrounding areas?”
That is why scanning a larger area can be more useful than placing a meter in one location and relying solely on that reading.
Pin-Type Versus Pinless Moisture Meters
Moisture meters generally fall into two categories.
Pin-type meters use small probes that penetrate the material being tested. Because the pins make direct contact within the material, these meters can provide more direct moisture-content measurements in appropriate materials.
The downside is obvious during an RV inspection:
They make holes.
Even very small holes are still alterations to someone else’s RV, which makes routine pin testing inappropriate for many surfaces during a non-invasive inspection.
Pinless meters, on the other hand, can scan an area without puncturing the finished surface.
That makes them especially useful for non-invasive inspection work.
The trade-off is that their readings require interpretation and can be influenced by concealed materials. Manufacturers generally describe pinless operation as particularly useful for locating areas of comparatively higher moisture, with pin measurements used when more direct measurement is necessary and appropriate.
For an RV inspection, that distinction matters.
Our job is not to damage the RV in pursuit of a measurement.
Our job is to use the information available to us responsibly.
Environmental Conditions Matter Too
Temperature and surface conditions can also influence moisture evaluation.
For example, condensation can create moisture at the surface even when the underlying wall structure does not contain the type of moisture intrusion we may initially suspect. Material temperature can also affect certain meter readings, particularly with resistance-based pin meters.
This is another reason we avoid treating a meter reading as a diagnosis by itself.
The temperature inside and outside the RV, recent weather, condensation, and the conditions under which the RV has been stored can all become part of the bigger picture.
The Moisture Meter Is One Tool, Not the Inspection
Perhaps the most important thing to understand is that a moisture meter does not replace the rest of the inspection.
If we suspect water intrusion, we’re also looking for the things that might support, or contradict, what the meter is telling us.
That may include:
- Deteriorated or missing exterior sealant
- Staining or discoloration
- Soft or swollen wall and floor materials
- Delamination
- Evidence of previous repairs
- Musty or unusual odors
- Damaged roof materials
- Conditions around windows, doors, slideouts, and roof penetrations
Sometimes several of those observations point in the same direction.
Other times, an elevated meter reading leads us to investigate an area, and we find no additional evidence suggesting moisture intrusion.
That information matters too.
What a Moisture Meter Cannot Tell Us
A moisture meter cannot tell us exactly where water entered an RV.
It cannot tell us how long an area has been wet.
It cannot determine the full extent of concealed damage inside a sealed wall.
And an elevated pinless reading, by itself, cannot definitively tell us that moisture is present.
Those questions may require additional investigation beyond the scope of a non-invasive RV inspection.
Recognizing those limitations does not make the moisture meter less valuable.
It makes its use more responsible.
Another Piece of the Puzzle
There is rarely one tool or one test that tells the entire story during an RV inspection.
A moisture meter gives us another way to gather information that would otherwise be unavailable through visual inspection alone.
Sometimes it confirms what we’re already seeing.
Sometimes it directs our attention toward something we might otherwise have missed.
And sometimes it produces a reading that requires us to stop, consider the materials and conditions involved, and determine whether there is actually anything there to be concerned about.
That’s where the value of the tool really lies.
The moisture meter gives us the reading. The inspection gives that reading context.
